Zoning Map Classifications Townhouse District

Section 2. Within these districts as shown on the Zoning Map of the City of Panama City Beach, Florida, the following regulations shall apply:
2.1 Intent. The provisions of this district are intended to apply to an area predominantly developed for townhouse dwellings or other uses, which by its location, trend of development or planned development designated in the Comprehensive Plan, is appropriate for such areas.
2.2 Permitted uses: Multi-family dwellings not six (6) per building.
2.3 Accessory uses: None.
2.4 Conditional uses: None.
2.5Lot requirements:

2.7 Requirements for subdivision plat: Before any building permit shall be issued for construction of a townhouse, a subdivision plat of the land upon which the townhouse is to be located shall be duly recorded in the public records of Bay County, Florida. Compliance with this provision requiring recording of a plat is a condition precedent to the construction of any townhouse regardless of the number of townhouses involved in the application for building permit. Prior to the recording of any townhouse subdivision plat, the same must be approved by the city council, and no such plat shall be approved by the city council unless all procedures, rules, regulations and requirements of the Code of Panama City Beach and the Florida Statutes applicable to the preparation and filing of subdivision plats have been complied with in full.
2.8 Development along major streets or highways: Where a proposed development abuts or contains a major street or a highway, lots shall have no direct access to such streets or highways but shall be accessible only to a marginal access street or common drive which shall not have more than two (2) points of intersection with the major street or highway.
